My first flip

I still remember my very first flip
like it happened only yesterday.

I was about to ink an $89,000 deal
and I was suddenly hit by a wave of
doubt and fear.

What if the deal falls apart? What
if my buyer doesn't come through?
What if I mess this whole thing up?
What if the earth gets hit by a comet?

It was nerve-racking!

You know what calmed me?

I remembered I did my due diligence.

I knew I was paying the right price,
I knew exactly how much the repairs
will cost, I knew how much the house
will sell as soon as it's fixed, I knew
how to market the house to sell for
top dollar.

I knew I was making the right decision
because I did the Math and I did my
research.

And the rest is history :)
